YOUR HOUSTON BUYER'S GUIDE TO LAKE LIVINGSTON
Your Houston Buyer's Guide to Lake Livingston
If you live in Houston, The Woodlands, or Kingwood and you’re picturing a lake house of your own — a weekend retreat, a future retirement spot, or an investment property — Lake Livingston is closer, more affordable, and more livable than most people realize.
Beth Buford has helped Houston-area buyers make this move for years, and she brings something most Lake Livingston agents can’t: she lives the Houston side of this equation too. She understands your commute, your neighborhood, and what “close enough for regular weekends” actually means when you’re coming from Houston, The Woodlands, or Kingwood.

Why Houston-Area Buyers Choose Lake Livingston
Lake Livingston sits about an hour and a half from Houston — close enough for a Friday-after-work drive, far enough to feel like a real getaway. It’s the second-largest lake located entirely within Texas, spanning nearly 130 square miles across Polk, San Jacinto, Trinity, and Walker Counties.
Compared to other Texas lake markets popular with Houston buyers, Lake Livingston offers a lower entry point without giving up size, boating access, or fishing. It’s a big lake with room to spread out, and it hasn’t been priced like the more built-up lake communities closer to Austin or Dallas.
Beth's Track Record on Lake Livingston
Since 2024, Beth Buford has closed 14 property sales in the Lake Livingston area — Livingston, Onalaska, Coldspring, and Point Blank — totaling $9.38 million in sales volume, with an average sold price of $669,899 – That’s more than double the area’s typical home price.
That track record reflects where Beth spends most of her time in this market: luxury and waterfront properties, often for buyers who — like her own clients from Houston, The Woodlands, and Kingwood — are looking for a second home rather than a full-time residence. She’s been a waterfront property owner on Lake Livingston herself since 1996, so she’s not learning the lake alongside her clients — she already knows it.
What to Expect as a Houston-Area Buyer
The drive is manageable
Most of Beth’s Houston-area clients treat Lake Livingston as a true weekend property — close enough to visit often, far enough to disconnect. George Bush Intercontinental Airport is about 66 miles away, which also makes the area workable for buyers who split time between Houston and elsewhere.
Financing works differently for a second home
If this will be a second home rather than your primary residence, expect a higher minimum down payment than you’re used to on a primary mortgage, and a slightly higher rate. Waterfront property also means a flood-zone check and a flood insurance quote — worth getting early in the process, not after you’ve fallen in love with a listing.
Short-term rental potential is real, but verify it property by property
Some Lake Livingston communities and HOAs restrict short-term rentals; others don’t. If an STR income stream matters to your decision, this needs to be confirmed for the specific property and title, not assumed from the general area’s reputation as an active vacation-rental market.

A standard inspection isn’t enough — plan for a dock inspection, shoreline or bulkhead review if applicable, and septic/well testing if the property isn’t on municipal service. Beth walks Houston-area buyers through this every time, since it’s rarely part of a typical Houston home purchase.
